The Estates: Tilt-Panel Sheds And Trade Tenancies.
Three of Perth's larger light-industrial pockets sit within a few minutes of each other up here, and they are built the same way: concrete tilt panels, a portal frame over the top, roller doors onto a hardstand, and a unit next door that is a different business.
The steelwork that comes out of that is mostly about using the height and the openings better than the base building did: a mezzanine over the office end, stairs and a landing to reach it, an edge-protected platform to service plant, a canopy over the roller door, a gate that stops being propped open with a pallet.
The good news is access. A truck can usually reverse to the door, there is hardstand to set steel down on, and there is often a forklift on site already. That means fewer, larger pieces, less bolting up in position, and a shorter install than the same job in town.

One thing worth flagging in an enquiry: whether the unit is trading while we are in it. Working around a business that still has customers, deliveries and staff changes the sequence and the hours, and it is much better priced in than discovered on day one.

Houses: One Beam, And Everything Around It.
North of the estates it turns residential fast. The jobs are smaller, often a single member, but they are fiddlier than a shed, because the beam has to get down a side path, into a room with a ceiling in it, and end up level in a wall that was built by somebody else.
What gets asked for
Beams for load-bearing wall removals and open-plan renovations, alfresco and patio steel, carports, garage and shed framing, and steel for extensions and second storeys.
Why access decides the price
A side gate, a paved path and a neighbour's fence set the maximum length that can be carried in by hand. Where a crane cannot reach, the member gets split or the connection gets welded in position instead.
Who else is on site
Residential steel almost always lands mid-renovation, with a builder, a chippy and a sparkie waiting on it. We work in around them, and we leave the site clean.
